Our estate agency team are here and ready to give your house maximum exposure to the market to achieve the best price possible. We will guide you through the entire process and advertise your property for sale on all the national property portals and social media platforms. Our fee will be collected from the sale proceeds of your property when the sale of your house completes.
Our estate agency fee is based on a percentage of the sale price of the house. This is standard practice in the estate agency industry. We charge between 0.75% – 1% of the sale price of the property (exclusive of VAT). VAT of 20% will be charged when we submit our Fee Note.
Please note, there is a minimum fee of £900 (exclusive of VAT) charged for all properties valued below £90,000. This means the cost (inclusive of VAT) of our minimum fee is £1,080.00
In addition to our fee, there are some upfront costs to be met. These include the cost of the Home Report. A Home Report is a compulsory requirement when you market a house for sale in Scotland. The cost of the Home Report is based on the value of the property and is charged by a surveyor. The costs range from £420.00 (inclusive of VAT) to £1140.00 (inclusive of VAT)..
There is also a charge for your marketing package of £463 (inclusive of VAT) which includes the ESPC registration and our Professional Media Package.
Our Professional Media Package includes the following:
- Full professional photography shoot and floor plans
- Professional property movie
- Quality sales brochures
- For Sale Board
- Insertion onto our Website (morganlaw.co.uk)
- Advertisements on the ESPC website, within the local centre and weekly guide
- Advertisements in Rightmove, Zoopla and S1 Homes and On the Market.com
- Social Media/Facebook
- Limelight Gallery (optional) via ESPC.
In addition, we will provide pre-sale advice on presenting your house to the market. We will keep you fully informed of the progress of the marketing effort, arrange viewings and follow-up potential purchasers, negotiating the price, setting closing dates and advising you of content of Offers received.
An example of the costs of estate agency for marketing a house
We will now provide an example of estate agency costs when you market your house for sale though us.
For the purposes of this exercise, will base the costs on an asking price of £165,000 (which is around the average price of a property in Fife).
